A North Shore Town That’s Suddenly On Everyone’s Radar

I grew up on the North Shore and have known this town my entire life.. In fact, I practically lived right next door. But for years, it quietly flew under the radar.

Kind of like that classmate who no one paid much attention to… until they show up at the high school reunion looking completely put together, and you think, wait… how did I miss this?

That’s exactly what this town feels like right now.

Lately, buyers are suddenly asking about it. Homes are moving quickly. And it’s showing up on search lists for people who might not have considered it even a few years ago. In fact, as of today, there are only TWO properties for sale in the entire town.

Can you guess what it is?

Topsfield!

If you’ve been watching the North Shore and Merrimack Valley markets closely, the shift actually makes a lot of sense.

Traditionally, buyers from this area stayed close to home. Someone who grew up in North Andover often stayed in North Andover. Moves happened within the same town, for generations.

But the buyer pool has changed.

Over the past ten years—especially the last five—we’ve seen more and more buyers coming from the Boston area, who don’t have ties to a specific town. They’re looking at the North Shore as a whole, weighing lifestyle just as much as location.

They want a manageable commute into the city a few days a week, space, strong schools, a yard, quiet streets, and a sense of community. At the same time, they’re drawn to everything this region offers—weekend ski trips, quick drives to Southern Maine, afternoons at the beach, and easy access to coastal towns like Ipswich and Newburyport.

Topsfield fits seamlessly into that equation.

And because it was not always on the radar, it has been more attainable than neighboring towns like Andover, Boxford, Middleton, or Newburyport.

When you step back, it’s not surprising it’s having a moment.

It has that classic New England feel—charming homes, a strong sense of community, and a quieter, more residential pace—while still being within close reach of vibrant downtowns, major routes, and the coastline.

In other words, it’s the kind of place people didn’t always think to consider… until they realized it checks more boxes than they expected.

So if you’re exploring the North Shore, this is one town worth paying attention to.

Although, judging by how quickly things are moving… it may not stay under the radar for long.
