Thinking About Downsizing? Here’s How to Gain Clarity Before Making the Decision
One of the most common conversations I have with homeowners doesn’t start with “I want to sell.” It usually starts with something more along the lines of: “I’m not sure if I want to sell.”
The home may hold decades of memories, family dinners, holidays, grandkids visiting, and the idea of leaving that behind isn’t simple. At the same time, maintaining a larger home can start to feel like more than you want, and the thought of a simpler lifestyle begins to sound attractive.
I recently worked with a client who found herself in exactly this place. She had only owned her home for a few years, but during that time she had gained a significant amount of equity. The idea of trading that equity in for a condo and a more carefree lifestyle started to sound appealing.
Still, the only way to really answer this question, without finding yourself in a position where you are making a big decision and then regretting it, is to actually explore it.
So here is exactly what we did.
We started by looking at her current home and discussing what, if anything, might be worth doing before selling. We reviewed comparable sales to understand what she could realistically expect if she put her home on the market.
Then we began touring condos together.
Some were newer and more luxurious, which meant a higher purchase price and less money left over after the move. Others were smaller or older options where she would spend less and potentially put more money aside for financial security and travel.
Over the course of a few weeks, we toured eight condos in several surrounding towns. After each visit, she gained a little more clarity.
Was she looking for more luxury, or something simpler that would allow her to keep more equity? Was the town itself most important, or the feeling of the property? Did she want the privacy of a separate entrance, or was she comfortable with a bigger building and elevator?
Each property helped answer another piece of the puzzle.
And then the answer really began to take shape.
Eventually we found one that seemed almost perfect. The numbers worked well, she would walk away with a meaningful amount of money after the move, and the layout was exactly what she had imagined — enough space to host family, but with the simplicity of condo living.
And yet… something didn’t feel right.
At one point she said to me, “I almost want to find something wrong with it.”
And that was when the answer became clear.
She realized she does want to downsize eventually. She does want a home that allows her to age in place comfortably and gives her more freedom to travel. But what became clear is that the timing is not right just yet.
By actually walking through the possibilities, seeing the homes, talking through the trade-offs, and exploring the options with someone who wasn’t trying to push her into a decision, she was able to gain the clarity she needed.
